## Description

1\. Minor Works Scope of Tender This is a four year framework for contractors able to undertake minor works, including grounds works, to social housing\. The sites vary from individual flats and terrace houses to large blocks\. Works include render repair, wall repair, window and door replacement/repairs and internal/external decoration and repairs\. Some minor roof repairs may also be included where it is cost beneficial on a case-by-case basis\. The housing association wish to appoint 4 contractors onto the ranked framework\. Works will be called off based on initial tender results and annual KPI checks\. The works can be direct awarded for all packages under £30K per property and subject to mini competition within the framework for all packages over\. They will also be subject to mini competition if the contractor cannot agree costs within the existing schedule of rates and the housing association chooses to do so\. The works are estimated to total £800K during the first year and thereafter approximately £500K per annum within the framework\. 2\. Mini Competition This option applies where work is over £30K for an individual package or not similar enough to the priced documents for the appointment to be made on that basis, or where it is believed that better value can be obtained by bundling services eg\. window replacement spanning a large number of buildings\. 3\. The Framework The tender will generate a ranked list of contractors, however, it will be at the procuring officers' discretion to apportion the works based on value for money, previous performance with the framework and availability of contractor to complete the works\. The client withholds the right to retender the framework or exclude a contractor from the framework should they choose to legally do so\.
