Cotton Lane Works

Riverside wishes to place a contract for the works at Cotton Lane, Runcorn, WA7 5ND. The project comprises the refurbishment and renovation of thirty existing bungalow properties. The bungalows have internal courtyards with elements of curtain walling. The windows, doors and roofs are coming to the end of their serviceable lives and need to be replaced. A complication issue with the replacement is that the curtain walling extends into the roof space on numerous properties and therefore all elements of the replacement may need to be addressed collectively. Consideration could be made as to removing the curtain walling entirely and making good with brick and glazing construction. Two of the properties currently have a Section 11 Disrepair and as such are a priority to be completed first due to time sensitivity. The remainder of the properties can be scheduled for a later date, but it is considered preferable to tender for all the works simultaneously to maximise cost efficiency.
