Whinfell External Refurbishment

The estate of Whinfell, which is located within Albany, Washington, is made up of 22 properties which are all of a non-traditional construction. The house type is commonly known as the "Calder" house type.

The construction of a Calder comprises a timber framed structure, with studs at 600 centres, the property is overboarded with asbestos cement panels to form the shell. The property then has a timber cold flat roof covered with a bituminous felt.

Because of the poor construction of the properties, the decision has been taken by Gentoo to completely remodel them.

In early 2019, Gentoo completed a pilot property at number 16 Whinfell. This tender requires the successful Provider to complete the same form of refurbishment to the remaining 21 properties.

One key area in which all tenderers must be conscious of is the need to decant the residents of the properties whilst the works are being undertaken. Arrangements for the decanting will be arranged by Gentoo.

Site welfare will be required to be supplied, maintained and secured by the successful Provider. Gentoo are unable to provide any form of free welfare.
